Camping is permitted on lots in Units W1, X1, Y1, Z1, B2 (except lots 2928 & 2929), C2, D2, E2, F2, G2, H2, J2, K2, L2, R2 and S2 for non-consecutive periods of time of up to three (3) weeks in length, provided that the application is provided to the Environmental Control Committee and that the lot is not left littered with trash/waste and that such camping will not create a fire hazard to the lot or the development as a whole.

To visit lots in Forbes Lake of the Ozarks Park, you must first obtain a visitors pass and gate code.

Be advised, you must pick up the visitors pass at the Forbes Land Owners Association office. This is not OUR office, this is the office of the LOA, they are not selling our properties, nor do they have any specific information about our properties

The HOA office is not open on the weekends, please plan ahead.

MMM Gun Range: The Mid Missouri Marksmen is a private club located in the Forbes Park. Members come from around the state and around the country. Membership is opened to landowners and to the public.

As a Wildlife sanctuary, you undoubtedly come across a variety of animals, both large and small, during your walk. The Park is located on the Principle Mississippi Migration Flyway. This Flyway brings a wide variety of birds to the area. The
Missouri River Bird Observatory
is within easy driving distance. Another must see, located just a few miles northeast of Warsaw, is the
Lost Valley Fish Hatchery.
It’s the largest state owned, warm water hatchery in Missouri and one of the largest in the nation.

Forbes Lake of the Ozark Park has 3 private lakes (28, 19, and 17.5 acres) and one pond (about 3 acres) dedicated for the Landowners use and enjoyment. Each lake has a common area with picnic and sanitation facilities. Boat ramps allow access to the lakes from these common areas. Several lakes have fishing platforms, or you can fish from the bank in the common area. Properties around the lakes are owned by Forbes land owners and is considered private property. You can also fish from your boat. Outboard motors are not permitted, but electric trolling motors can be used. Portable toilets are provided during the summer months at each lake and at Turtle Pond.

The Forbes RV Park is a gated area that borders the Deer Creek Arm of the Lake of the Ozarks.

No, we do not post for sale signs at the property, nor do we use real estate agent signs. They tend to get knocked over or worn.

Cell reception in the area can be spotty, please do not rely solely on google maps to find the property. Plan ahead.

The properties were surveyed and platted when the original development was built. Iron rods are in the ground and can be found sticking up a few inches.

Sometimes we are able to mark the properties with pink flagging tape, but not always. We provide GPS coordinates for the property boundaries that generally get within 5-10 feet of the rods.

Properties can be staked off for an additional fee.
