Q: What kind of land do you have and why is it less then what I see on the main Real Estate sites?
A: We specialize in undeveloped, raw, and vacant land. Most of our properties have no existing structures and do not have installed power, water, or sewer. Occasionally, we get properties with some utilities, but we do not add them as part of our process and do not warrant the systems.
You’ll find discounted properties on our site around 20% – 50% below retail you see on leading real estate sites and in the MLS because our proprietary systems work directly with landowners. Often, family members will pass a piece of property to another family member that they no longer want. Or sometimes the case is the landowner had plans for it many years ago and has since moved away. It happens, plans change. Unused property sitting there paying taxes every year, and the family does not know what to do with it. We solve a problem for this group of people by buying the property for quick cash and handling all the paperwork, closing, and transfers. It is a win-win. Then, we pass the discount along to our buyers.
Q: Buying a property: How does this process work? How to make an offer?
A: We work with offers on a first-come, first-served basis. You may pick up the telephone, text us, email us, messenger us on Facebook, head over to our contact us page, or click on ‘Reserve Property Today’ from the property listing to start the process. Reserving a property is $99 and gives you 7 days to do your due diligence on the property to make sure it is a good fit. If after the 7 days you no longer want it, that fee is fully refundable. We’ll answer any of your questions, so you feel 100% confident and comfortable with your decisions.
If you decide to buy, there is a $199 document processing fee for drawing up the contracts and working through the process; this is non-refundable. If you already paid for the $99 reserve, this will be applied to the $199 processing fee. We are happy to discuss details and options before documentation.
1. We gather your information for input into the documentation, then presented to you for review.
2. Upon accuracy review it is sent out for electronic signature. You sign it, we sign it, and a fully executed version is provided for your records.
3. Down payment and documentation processing fee are paid via weblink. The Reserve Deposit may be used for this, if you would like.
4. We collect 1/12 of the estimated real estate taxes and HOA fee (if applicable) every month and pay for you at the end of the year. There is also a small monthly note servicing fee that is charged per month.
5. Once closed and deposit is paid, we will setup a loan in our system to draw payments on a monthly basis on the designated payment date.
6. For cash transactions or once the note is paid in full, we will record the deed with the County within 30-days at our expense. No additional charge to the buyer.
Q: Can I use a real estate agent or buy the property through my bank?
Q: Are you brokers, agents? Why isn't this property in the MLS?
No, we are not agents or brokers. We are land investors; our company buys and sells land.
Most land investments on our site don’t exist on the MLS (Multiple Listing Service). The MLS is where real estate agents list properties for sale. We work directly with property owners to buy and sell properties more quickly and with less overhead than listing them on the MLS.
We prefer advertising via Social Media, but you will also find our properties advertised on some more popular real estate listing websites.
Q: Selling my property: How does this process work?
1. A property owner receives an offer from us and agrees to a price.
2. We will perform due-diligence on the property and schedule closing in as little as 1-week.
3. We will have the contract and deed drawn up, reviewed for accuracy and presented to the land owner.
4. Upon approval, the deed is signed, notarized, and recorded. Unless otherwise agreed, all back taxes, transaction costs, notary costs, and recording costs are paid by us. Nothing out of sellers pocket.

If you do not see what you are looking for right now, check back regularly. We are continually adding new properties and sourcing new land. Properties tend to sell quickly.
