Forbes Lake of the Ozarks Park is a private gated residential and recreational community located in the heart of Central Missouri in Benton and Camden counties along Lake of the Ozarks between Truman Dam to the west and Bagnell Dam to the east. Are there any lot restrictions?

All lots within Forbes Lake of the Ozarks are zoned residential. There is no requirement to build, but if you do, there is no time limit with which you have to build and a minimum of 1,000 SQ Ft with a foundation. You will also be required to obtain approval from the ECC by filling out a construction packet and providing a county building permit.

Permits are required to “cut any live tree four (4) inches in diameter or larger measured at the 4ft level.”

Permits are not required to install a driveway; however, the driveway must be on your ECC-approved construction plan. The ECC must do a walk-through with the owner for tree-cutting approval as needed for the driveway.

Can we camp?

Forbes Lake of the Ozarks

Yes, on select lots! Camping is allowed on lots in Units W1, X1, Y1, Z1, B2 (except lots 2928 & 2929), C2, D2, E2, F2, G2, H2, J2, K2, L2, R2, and S2 for non-consecutive periods of up to three (3) weeks in length under the following criteria:

  1. Provide an application to the Environmental Control Committee for approval.
  2. The lot must not be left littered with any trash/waste.
  3. Any fire hazards to the lot or the development as a whole are not allowed. 

Camping is permitted only in those areas designated by the Environmental Control Committee and only under the conditions set by said Committee. 

What about utilities?

There is power in the area, often at the street. For water and waste, the county requires water and waste disposal systems in place to grant an occupancy or building permit. Wells generally range from 100-400 ft in the area, and drilling is allowed with a Missouri drilling permit for an “in-house use only well.”

What about RVs?

Forbes Lake of the Ozarks has a gated RV park dedicated to its members. It borders the Deer Creek Arm of the Lake of the Ozarks. Because of this, it serves the weekend or long-term camper looking to get away from the chaos of the world. Nothing but a quiet and relaxing environment here!

Is there a homeowner’s association? 

When you become a Forbes Lake of the Ozarks Park landowner, you automatically become a Landowners Association (LOA) member. The LOA is a non-profit corporation governed by a five-member Board of Directors that its members elect.

The LOA areas of concern:
1. Maintain and repair roads.
2. Establishing rules for the Parks corporate and financial functions
3. Appointing members of the Environmental Control Committee (ECC)

Enforce the provisions provided in the Declaration of Covenants, Conditions, Restrictions, and the Articles of Incorporation and Bylaws.
Currently, annual dues are $169/year, due on October 1. The dues assessed are for the improvements and maintenance of the roads and recreational areas. Additionally, they are used to pay Association property taxes, security, and insurance. 

What is there to do here? 

First, there is all the fishing and boating at the Lake of Ozarks park. Second, there are 148 glorious miles of gravel and grass roads for walkers, hikers, and horseback riders alike to take in all the beauty and serenity. Third. being a wildlife sanctuary, you will see a wide variety of small and large animals, so have a camera handy!  Fourth, the park is located on the Principle Mississippi Migration Flyaway bringing many different birds. and the Missouri River Bird Observatory is within a few miles for all aviary fans. Lastly, just a few miles northeast of Warsaw is the Lost Valley Fish Hatchery – the largest Missouri-owned hatchery and one of the nation’s largest for your enjoyment!

What else is there to do around Benton, MO?

  1. Warsaw, MO, is located approximately 30 minutes Northwest on Hwy 65 and is the home of Truman Lake for great fishing and water fun! 
  2. Camdenton, MO, is located approximately 45 minutes southeast when taking Hwy 7 South to 5 Hwy South to Camdenton. Hub Center of the Ozarks.
  3. Osage Beach, MO, is located East 8 miles, taking 54 Hwy to Osage Beach. There is lots of excellent water fun on & off the lake, plus fine dining, shopping, and entertainment.
  4. Need some target practice? The Mid Missouri Marksmen is a private club gun range located in Forbes Park open to all landowners. Members come from around the state and country.
  5. Jefferson City (approximately 90 minutes)
  6. Kansas City (approximately 2 – 2.5 hours)
  7. St. Louis (approximately 3.5 hours)

There are many places to eat around Benton, MO that get high ranks in Google. The highest-ranked restaurants nearby are The Yellow Deli Warsaw at 4.7 stars with 425 reviews offering sandwiches, salads, and breakfast plus a juice bar! September, May, and June are the most pleasant months of the year for Benton County, with high temperatures in the range of 70-85°. July is the hottest, with an average high temperature of 88.7. January is the snowiest month, with 2.6 inches of snow out of the four months of the year that have significant snowfall.
