In honor of National Photography Month, explore these five photo-worthy spots in Elko County, Nevada, or venture out and find your own!

 1) Lamoille Canyon Road

Paved and easily accessed, Lamoille Canyon Road provides excellent views of the peaks of the Ruby Mountains, which can be capped with snow into June.  Photographers will find meadows peppered with bright wildflowers, waterfalls, and exceptionally beautiful topography.  Be prepared for wildlife sightings, including mountain goats, big horn sheep, and birds.  Many spots to pull over and explore further or simply enjoy a picnic can be found along the road.

2) Ruby Lake National Wildlife Refuge

Valued for its exceptional variety of waterfowl and remote location, Ruby Lake National Wildlife Refuge encompasses the lake, as well a series of marshes and ponds.  A specific photo blind trail is available for photographing waterfowl, but an auto tour is also an option for those wishing to remain in a vehicle.  Need more time to explore the uncommon scenery? Next to Ruby Lake is a Forest Service campground. A few additional primitive camp sites can be found in the foothills on the west side.

3) Wild Horse State Recreation Area

Positioned at the same elevation as Lake Tahoe (6,200 ft) and named for the wild horses that used to roam freely, Wild Horse State Recreation Area provides opportunities for excellent photographs year-round.  In the summer, visitors will be treated to beautiful sights on and off the water.  On land, several dozen wildflower species can be enjoyed, as well as some big game animals common to this area of Nevada, including rocky mountain elk, pronghorn antelope, desert bighorn sheep, and more.  Take an all-terrain vehicle for more unique and close-up shots. In the winter, snap photographs of ice fishermen and ice-skaters or try a snowmobile for more remote destinations in the park.

4) Angel Lake Scenic Byway

Situated at 8,500 feet, Angel Lake Scenic Byway offers extensive views of the Humboldt Mountains and beyond.  As the elevation rises, visitors enter the Humboldt-Toiyabe National Forest, which is the largest in the lower 48 states at 6.3 million acres.  Conifer and aspen grace this subalpine area of the forest.  The exceptional visibility of the stars on this route begs for a photograph. Do not leave without a shot of Angel Lake itself, nestled against majestic rocky cliffs.

5) Downtown Elko

Enveloped in a rich cultural and historical tapestry, Elko exudes old west flair ripe for unusual photographs. In 2019, downtown Elko was given a facelift from the Elko Mural Expo, a live painting event that resulted in over 60 murals on more than 30 walls.  The murals are an homage to the unique cultural history of the area and the peoples that have influenced it. Photograph a true western artisan saddle maker at J.M. Capriola.  Not in the market for a saddle or spurs? Pick up custom leather goods or silver collectibles from their family owned and operated store and immerse yourself in their remarkable history.  For those who can’t resist photographing food, visit The Star Hotel for a family-style Basque dinner that is as delicious as it is beautiful.  Many Basques emigrated to northern Nevada in the 19th century, particularly as sheepherders, creating around them boarding houses that served as a touchstones to Basque culture that have continued to influence Nevada culture.

Apache County, Arizona is located in the NE corner of the state, touching upon the only point in the US shared by four states: Arizona, Colorado, New Mexico, and Utah. Fort Apache Indian Reservation occupies part of the county, as does the Navajo Nation, whose lands extend beyond the county.  Apache boasts a diverse landscape, including mountainous terrain, sandstone cliffs and canyons, and flat valleys. Large portions of the County receive less than ten inches of rain annually.  However, no part of the County is classified as desert.

The County enjoys low humidity and cooler temperatures than other parts of Arizona. In the course of a year, the temperature typically varies from 41°F to 103°F and is rarely below 33°F or above 109°F. Summer temps average a dry 80°F.  Winter averages around 20 inches of snow.

Apache County’s more flexible zoning laws are a draw for those looking for less traditional uses.  Though restrictions may vary by subdivision, living in a recreational vehicle is permissible with an RV Dwelling Permit.   Alternative building methods, including cordwood, rammed earth, and cobb, among others, are welcomed with some inspections required. Tiny Houses with square footage of 200-600 feet are allowed, but must meet with the County’s requirements for Tiny Houses. Taxes on these properties are also lower in Apache County than most of the United States.

Outdoor enthusiasts will find much to enjoy in Apache County. From hiking to mountain biking to fishing to skiing, the County has it all and more!  Explore Apache-Sitgreaves National Forest, visit an operating lavender farm, or even stay at John Wayne’s 26 Bar Ranch.

Navajo Nation Monument Valley Park is one of the most photographed points on earth. Located on the Arizona-Utah border, the breathtaking red sand desert region is known for its towering sandstone buttes up to 1,000 feet high and miles of mesas and buttes, shrubs, trees, and windblown sand.

For boating, fishing, and swimming, visit Wheatfields Lake Camping Area, Lyman Lake, or Concho Lake. Wheatfields Lake is located on the Navajo Reservations.  Permits are required and can be obtained on the Navajo Nation Parks website. Lyman Lake is popular for water-skiing, family friendly trails, and community activities, including a Glow Boat Parade in September. Concho Lake allows for boating and fishing, hiking and camping year-round.

The White Mountains offer exceptional hunting, including elk and antelope, bears and mountain lions, and a variety of water fowl, among others. The White Mountain Apache Tribe provides both self-guided and guided tours for hunting, as well as fishing.  The White Mountain Apache Reservation is the only place in the world to catch the Apache Trout.

Sunrise Park Resort offers year-round activities, including downhill and cross-country skiing, snowboarding, and tubing in the winter; zip-lining, mountain biking, and disc-golf in the summer. Four lodges and multiple restaurants are available for those wishing to stay or dine at Sunrise Park.

With unique and diverse topography, flexible dwelling options with low taxes, and abundant opportunities for an active lifestyle, Apache County has much to offer full-time residents, as well as those looking for a second-home playground.

Boasting the highest incorporated town in North America, Park County is located in the geographical center of Colorado. At only about and hour and half from Denver or Colorado Springs and within an hour of Breckenridge and Denver, Park County is a short trip to an outdoor playground. The county offers a remarkable range of experiences for hikers.  Here are five hiking hotspots to visit.

1) Wilkerson Pass Visitor Center

Nestled within Pike National Forest, beginners or those with small children will enjoy Puma Point Trail at Wilkerson Pass Visitor Center.  Twelve miles west of Lake George,  the center provides a 0.9-mile loop interpretive trail that spans a meadow and woods. The trail leads to a lookout point with outstanding views of South Park and the Sawatch and Mosquito Ranges.  Restrooms, picnic tables, and a gift shop are available. Friendly volunteers are also on hand to answer travel questions.

2) Kenosha Pass

Positioned an hour south of Denver on Hwy 285, Kenosha Pass is easily accessible by most passenger vehicles.  Hikers can enjoy a variety of wildflowers in the summer, changing Aspens in the fall, and snowshoeing in the winter. The Pass provides access to an especially popular part of The Colorado Trail. To hike the trail in the Pike National Forest, a day use fee must be paid. Parking areas can be found on both sides of the road at the summit.  They are especially crowded in the fall when the changing colors of the Aspen trees draw large numbers of leaf peepers.  Restrooms are also available at the summit, but they do not offer running water.  For those who want to stay overnight, campgrounds are located on either side of the highway and include grills, picnic tables, and fire rings.

3) Eleven Mile State Park and Reservoir

Situated around a stunning alpine lake, Eleven Mile State Park is known for its serene environment and natural beauty.  Hikes include an excellent range of all Colorado has to offer: from aspen and evergreen forests to peaceful meadows to mountain vistas. The park provides five miles of trails for hikers of all levels. Hard Rock Interpretive Trail or Overlook Trail are shorter and more accessible, while those in search of more rigorous terrain can choose from a range of trails in the area.  The park is open from 8:00am-3:00pm Friday-Tuesday and closed on Wednesdays and Thursdays in the summer. Services are limited during the winter months, but a self-service station is available to visitors. Camping is also available by reservation only.

4) Granite Pillars on Bison Peak

Located two hours from Denver in the mountains of the Lost Creek Wilderness, Bison Peak provides a challenging 12 mile hike to unique granite formations and expansive mountain vistas.  Along the trail, hikers will find about two miles of rock gardens to enjoy.  Hikers may be treated to sights of marmots and chipmunks among the formations. Be prepared for windy conditions and the need to take all supplies needed for the duration of the hike, as well as an experience that will not disappoint. The 360° view from the top truly makes the hike.

5) Florissant Fossil Beds National Monument

Established only an hour drive from Colorado Springs, Florissant Fossil Beds National Monument was set aside to protect one of the richest fossil deposits in the world.  Hikers can explore the park’s network of 8 interconnected hiking trails, totaling 15 miles.  Make sure to visit the one-mile, self-guided Petrified Forest Loop for viewing of the petrified redwood stumps.  A variety of wildlife can be seen within the 6,000-acre park, including mule deer, elk, and eagles.  Picnic areas, a visitor center with exhibits, and restrooms are on-site.  The monument is operated by the National Park Service, requiring an entrance fee of $10 for those over 16.

With a myriad of options for sampling the diversity of the Colorado wilderness, Park County has the hike to please. For properties we have for sale in Park County, visit e24land.com.

Hunting in Costilla County, Colorado

If you’re a hunter looking for the perfect spot to escape the hustle and bustle of city life, look no further than hunting in Costilla County, Colorado. This area is known for its wide open spaces, stunning views, and incredible wildlife.

Costilla County offers a variety of hunting opportunities that are sure to please any hunter. It has plenty of public land for hunters to roam freely on foot or horseback (and even on ATVs if you have one). You can also find plenty of wildlife here: whitetail deer, mule deer, elk, wild turkey, and even bears! And if you’re looking for something more exotic than meat—maybe some trophy antlers? Then, this area might be right up your alley.

About Costilla County, Colorado

You can find Costilla County nestled in the San Luis Valley in Colorado. It is only about 1,227 square miles and is one of the oldest towns in the state. European settlers arrived in Costilla County in the 1600s and continue to occupy the area today.

With over 10,000 acres of lush forests, it is no wonder off-grid homesteading draws people in – where people build homes independent of public utilities. The land is cheaper, crops can thrive, and it’s a great place to raise livestock.

Today there are still plenty of opportunities for hunting and fishing here thanks to the abundance of wildlife and all sorts of recreational activities available year-round, such as hiking trails and camping spots.

Hunting GMU 83

The GMU consists of one of the country’s largest elk herds, with more than 7,000 elk roaming the plains and mountains. However, elk is just one of many things you can hunt. Try your luck with the abundance of antelope and deer roaming freely throughout Colorado.

The GMU 83 comprises more than 4,500 acres, most privately owned, and requires their permission to hunt on. However, there are still rules and laws that you must adhere to, such as you can’t shoot within ¼ mile of occupied land and can’t shoot across roads.

Colorado Parks & Wildlife Products

There are some perks to being a resident of Colorado. For example, you can get the best deals on permits. So, let’s take a look at what requirements make you a Colorado resident:

  • Live in Colorado for six consecutive months.
  • Must have applied for residency only in Colorado in the last six months.
  • Provide a current and valid Colorado driver’s license or ID. If the resident obtained the driver’s license or ID within the last six months, you must provide two forms of proof of residency.

Students can also receive permit deals with proof of residency:

  • Attend school in Colorado full-time.
  • Must be attending an accredited school for at least six months before applying for resident CPW product.
  • Provide your student ID number, the school’s name, when you became a student, and transcripts proving full-time status.

Military members stationed in Colorado:

  • You must be an active-duty military member in Colorado.
  • Your residency will start from the day the order begins.
  • Provide proof of orders.

Military – Colorado home of record:

  • If stationed outside of Colorado but it is still your home of record and paying taxes in Colorado as a resident, provide all necessary documents, such as your income tax.
  • Provide your orders and military ID.

If your ID or driver’s license were issued less than six months ago, you would have to provide two other documents of proof of residencies, such as pay stubs, lease agreement, income tax documents, or utility bills.

Final Thoughts on Hunting in Costilla County, Colorado

Costilla County’s landscape is beautiful. There are mountains, valleys, and plains – so much variety! You’ll always enjoy the scenery here because it constantly changes as you travel through different county areas.

The wildlife is plentiful and diverse. You can hunt elk, deer, antelope, and bighorn sheep just by going out into these areas, where they live naturally without human interference. Plus, there are plenty of opportunities for bird watching as well as fishing in nearby lakes and rivers. And if you’re looking for even more adventure? You can even go spelunking or caving.

Top Tips to Make Your Next (or First) Hiking Trip a Total Success

Hiking is great for getting fresh air, seeing nature, and exercising. If you’re new to hiking or haven’t been on a long hike in the past few years, doing some prep before hitting the trail can be helpful. It’s important to remember that hiking differs from walking or running because it requires more physical strength, endurance, and mental focus than those activities do. You’ll want to plan to make sure your body is ready for all that nature has to offer—and get the most out of your trip! Here are some tips:

Make Sure You Have the Right Gear/Tools

Here are a few essentials to make sure you have with you on your hiking trip:

  • Hiking boots. These are critical and should be comfortable, sturdy, and supportive.
  • Hiking poles. They will help keep your knees and hips healthy and provide stability when crossing streams or climbing steep inclines (not to mention they look cool).
  • Stainless steel water bottles. Make sure it’s big enough to hold all the water you’ll need for the duration of your hike—and if possible, carry it in an insulated sleeve so that it doesn’t freeze up if you run into cooler temperatures in higher altitudes.
  • Map and compass or GPS device so that no matter where you go off course (because this does happen), there’s always a way back home!
  • A whistle. It can help rescuers find you if you become lost off trail or injured during an emergency.
  • Bear Spray.
  • Ice Axe, if needed.

Pack the Right Food

Food is essential for energy, enjoyment, and safety. It’s good to pack food that you can quickly eat if you’re in a hurry or hiking at night—think granola bars or oatmeal packets. Packing trail mix is great because it has lots of nutrients and healthy fats, which are good for staying energized while hiking.

Last but not least, bring PLENTY of water. It’s too easy to dehydrate while hiking. Overpacking water is better than underpacking.

Set Realistic Mileage Goals

A common mistake people make when preparing for a hike is setting their mileage goals too high. If you’re new to hiking, starting small and gradually building up your endurance over time might be helpful. It’s also important to set realistic goals for yourself so that if something goes wrong (like getting lost), you can still get back safely without putting yourself or others at risk.

Buy the Right Shoes

When you buy hiking shoes, you want to consider what you’ll be doing on the hike, how long you plan to hike, your shoe size, and the terrain. Also, consider what hiking shoes best suit your style and the weather conditions. Finally, consider the price range you’re looking for; this will help narrow down the types of shoes available to compare.

Choose a Backpack That Fits You Well

A backpack is very personal, and one must consider several factors. First, consider your body type: if you’re tall or short, stocky or thin, do you have broad shoulders? If you’re looking for comfort, fit is everything.

Your pack should fit nicely on your back—it should be secure but not too tight (you don’t want to be in pain). You’ll need it to rest evenly between your shoulders without shifting around or rubbing uncomfortably against them as you hike. A sound suspension system will help distribute weight evenly across the entire length of your back; look for padding straps over bone structures like joints and spines (this will prevent chafing).

The backpack’s frame should also provide support and stability while hiking so that it doesn’t sway too much side-to-side as you walk up hillsides or down ravines. The hip belt holds most of the weight off your shoulders by distributing it through thick padding around your hips; this can relieve some strain off other parts of the body, such as lower back muscles, after long stretches on trails where there isn’t much elevation change.

Dress In Layers

Layers are essential to staying warm, cool, dry, comfortable, and safe on any hike. This is to account for changing temperatures or conditions throughout your hike. You don’t need a ton of fancy gear, but some things will make your time out on the trail more comfortable. Here are some tips for clothing:

  • You’ll want something close-fitting or fitted under your outer layer, like long underwear or a base layer shirt, then something looser over that, like a fleece sweater or fleece vest, and finally, an outer layer that protects you from the wind and rain (like a waterproof shell).
  • Warm: There’s no bad weather – just inappropriate clothing. Wearing layers keeps you warm by trapping body heat between the outer layer and your skin. This is especially necessary when venturing outdoors in colder temperatures or climates.
  • Cool: On hot summer days, it’s important to be able to remove layers of clothing if necessary, so you don’t overheat during your hike. Choose fabrics that wick sweat away from your skin, so it evaporates instead of collecting on your clothes like little puddles of sweat.
  • Dry: If you expect rain while hiking, bring multiple pairs of socks that you can wear throughout the day (one pair inside another). You should also wear rain gear over other clothes, so they don’t get wet from sweat or dew during rain showers (look for breathable fabrics like nylon).
  • Comfortable: You’ll want to avoid constricting belts or tight shoes as these could cause discomfort during long hikes, which would distract you from enjoying nature at its finest!
  • When choosing materials for hiking clothing options like shirts and pants, look for synthetics such as polyester/spandex blends; these fabrics offer superior insulation without being too heavy or bulky compared with their cotton counterparts.

Get In Shape Before You Hit the Trail

While you’re not going to have time to get in the best shape of your life, starting a fitness routine that will help you prepare for the trail is a perfect idea. This could be something as simple as walking or running daily or something more involved like hiking regularly.

However long your hike is, it’s essential to prepare within reason—you can’t expect yourself to be able to tackle a strenuous mountain trail if your only experience with hiking has been at home in your backyard!

Remember that when starting any exercise program (especially one involving hiking), it is beneficial for you to consult your doctor first before getting started. If there are any health issues or limitations that might prevent you from participating in strenuous activities like this one, now’s probably not the best time for them.

Practice On Short Hikes First, If Possible

If you can, try to find a similar local hike in elevation gain, terrain, and weather conditions. The more familiar you are with the terrain, the more comfortable you will be on your big adventure.

  • Practice walking with a backpack. If possible, wear what clothes and shoes you plan to wear while hiking during your practice hikes so that it’ll feel as close to reality as possible.
  • Practice using any gear that may be new, like trekking poles or an ice axe. And if there’s anything else new or different that you’ll need before heading out on your trip—like a map or compass—try using those too!

Do Your Research

It doesn’t matter if you’re hiking in the mountains or just going for a walk around the block. Before beginning your journey, it’s essential to do some research.

  • Know where you are going and how long you will be gone. It’s easy to get lost when hiking, especially if there is no trail or landmarks to guide you back home.
  • Know what type of terrain and weather conditions are ahead of you; this will help prepare you for any challenges that could arise along the way (i.e., steep inclines or muddy trails).
  • Make sure that everyone who plans on joining in knows where they’re headed as well—this includes pets too!

Talk to a Ranger or Nature Expert Before You Hit the Trail to Get the Beta on What to Expect

They can give you valuable insight into what to expect and how best to prepare for your adventure. Ask the below questions.

  • What is the best time of year to hike based on weather conditions and wildlife activity criteria? For example: maybe late summer is when moose are most active).
  • What is the best time of day to go based on lighting and temperature? For example: if it’s going to be cold at night, morning hikes might be better.
  • What is the best time of week and month for crowds? For example, if a popular spot gets crowded during certain times, consider going another time.

Be Careful of Wildlife on Your Trip

One thing to remember when planning a trip is that you should be aware of the wildlife in the area. Some animals are more dangerous than others, but if you see any animal on your trail, it’s a good idea to steer clear.

If you can’t avoid the animal entirely (say, because there are no clear trails), move slowly and quietly while approaching it, then back away slowly. Watch where you step when it comes to snakes.

Be careful of bears. While bears have attacked people without provocation before, they tend only to do so if they feel threatened or their cubs are nearby—so give them some space if possible! If you encounter a bear on your hike, don’t approach them unless necessary. Keep calm and move slowly back away from where they were until they’re out of sight entirely.

Do Not Avoid Needed Breaks

If kids (or anyone in your group) say they need a break, let them take it without feeling guilty or impatient. The goal isn’t to make it to the end; it’s to have fun and enjoy yourself and each other during the hike. Also, be sure that any children can walk up steep hills without getting winded. If not, consider taking turns carrying her backpack so they can ride in a carrier pack on your back for part of the time (if they’re old enough).

Tell Someone Where You’re Going and When You Expect to Return

Make sure that you tell someone where you are going and when you expect to return. This can be a friend, family member, or even the ranger station at your trailhead. It would be best if you also told them when to call in an emergency. This is because if something happens on the trail and you don’t make it back by your expected time, someone will know where to start looking for you if necessary.

Leaving a note near your car with the necessary information is always a good idea if none of those options are available. Leave details regarding your expected whereabouts in the woods or mountainside areas (or along a riverbank), such as landmarks or other distinguishing features that would help rescuers identify where exactly they should begin searching for you.

Bring a Map, or at Least Know How to Read One

Whether you’re a novice or an expert hiker, it’s essential to have some basic knowledge of how to use maps. A map gives you the big picture of what’s ahead and can help ensure your safety.

  • Ensure you understand contour lines and topographic features (such as creeks and cliffs), which tell you about elevation changes along the trail—important information for choosing where it’s best to go up or down (or around). Once you know where everything is in relation, finding your way everywhere becomes easier!
  • Know how to read compass bearings on a map. These show direction by pointing at degrees from magnetic north with arrows indicating which way they point towards (i.e., 270 degrees means facing 270 degrees from magnetic north).

Hiking Trip Conclusion

We hope you found these tips helpful. Whether preparing for your first hike or just looking to ensure your next one is a success, we hope our tips will help.

Top 10 Ways to Make a Camping Trip a Success

I’m a big fan of camping. I love feeling connected to nature, and it’s one of the best ways to escape your everyday life. But if you know anything at all about it, you know it takes planning and preparation to ensure your next trip is as fun as possible. In this post, we’ll cover the top ten ways to plan a successful camping trip so you can be ready with confidence!

#1 Make a Camping Equipment List

Before you hit the road, make sure you have everything you need. Creating a camping equipment list will decrease the chances of forgetting the necessary items. This is particularly important if this is your first time camping or it’s been a while since your last trip.

Here’s what to include:

  • Sleeping bags conducive to the temperatures (with inflatable pillows and mattress pads if you’re not a fan of the hard ground)
  • A lightweight backpack
  • A quality tent
  • Lightweight, easy setup tent(s)
  • A trusty headlamp
  • Body wipes, soap sheets
  • Phones and a durable phone charger
  • Cooking utensils and kitchenware
  • A camp stove (check your local store for deals on camp stoves before buying one)
  • Food and snacks (more on that below)
  • Temperature controlled mugs
  • Portable coffee maker (if that’s your thing)
  • First aid kit (and don’t forget insect repellent and sunscreen!)
  • Flashlight with extra batteries, just in case!
  • A lantern
  • Compact foldable chairs and tables
  • Campfire necessities

#2 Pack Camping Smart

Packing for your camping trip can be a daunting task. You have to consider all the items you’ll need and how much weight you can comfortably carry. The best way to pack light is by creating a comprehensive packing list and prioritizing what’s most important for each activity.

  • Include clothing that suits different weather conditions, seasons, and activities.
  • Warm outdoor blankets
  • An extra layer of clothing, even if it’s not that cold outside. It’s good to have a backup in case the weather changes unexpectedly—and since you’re going camping, it probably will!
  • Bring pillows or other comfy things to sleep on (if you’re tenting out). You could also bring camp chairs if you like sitting up instead of lying down; either way works fine!
  • Leave out items like big, bulky towels, soap, or shampoo (you can use soap from washrooms), extra shoes and clothes (you can wear them inside), jackets (they take up too much space), etc.

Packing light is critical to enjoying the outdoors. The more you have, the heavier your pack will be, and the less enjoyable your experience will be. You’ll need to consider what gear is essential for your trip and what can be left behind. For example, do you need that extra pair of pants or shoes? Is there anything else in your kitchen drawer that could suffice? Do you really need all five books on your shelf, or could one book suffice (or better yet, borrow one from a friend)?

The best way to pack light is by only bringing what’s necessary and nothing more—and when in doubt, leave it out!

#3 Pack the Right Foods for Camping

You can’t go wrong with bringing food that is easy to prepare. Easy-to-eat food is also a great idea to remain aware of your surroundings. Finally, since most camping trips involve either hiking or driving, packing foods that are easy to clean up and transport is vital for any successful excursion.

  • Pack easy-to-prepare meals that don’t require refrigeration (or much at all).
  • Bring watertight containers so that you can stow snacks away safely.
  • Avoid messy foods like fried chicken or peanut butter sandwiches: keep those for home!

#4 Find the Perfect Campsite

The wind is the first thing to consider when choosing a campsite. You want to ensure that your chosen area offers shelter from the wind. This will help keep you and your campfire warm at night and prevent the smoke from bothering other people in the campground or nearby communities.

Next, you should look for areas not in low spots—such as valleys between hills or riversides—as this makes them more susceptible to flooding during heavy rains or snowmelt. Additionally, try not to choose a campsite near a stream or lake because these bodies of water can attract wildlife like mosquitos and bears (which can be dangerous).

Finally, find an area away from roads so that there’s less noise from traffic passing by late at night when everyone’s sleeping!

#5 Test Your Equipment Before You Leave

The last thing you want to do is discover halfway through your camping trip that one of your crucial pieces of equipment has broken. Test it beforehand, or have a friend test it for you.

If the tent is waterproof, make sure there are no leaks. Is the sleeping bag warm enough?  Try using it in the late summer months to ensure it’s sufficiently insulated, and so on.

If you’re bringing a propane-powered stove (and I highly recommend it), check that it works with whatever fuel you plan to get. If necessary, buy an adapter that’ll allow you to use other energy for your stove instead of carrying around two jerry cans full of propane canisters all the time—it will save space and weight in both cases!

#6 Know Your Goals and Priorities

Before you start planning, it’s important to know what your goals and priorities are. Suppose you’re camping with a group of friends, for example. In that case, your main concern will be having fun—but if you’re going alone or with family members who aren’t as outdoorsy, safety may take priority over all else. Remember that while there are no wrong answers here (and it’s okay if they change throughout the trip), making some decisions beforehand will help ensure everyone has a great time.

#7 Research the Regulations of Your Destination

Research the regulations of your destination.

Most of us would like to think that we live in a world where we can do whatever we want, but unfortunately, this isn’t the case. When planning camping, you must be aware of any rules and regulations in your area. This includes checking local laws and customs, as well as checking weather conditions, wildlife reports, and facilities available near where you’re planning on going.

#8 Research the Climate of Your Destination

If you plan to camp in an unfamiliar location, research the weather conditions for that area. It’s always a good idea to check local weather forecasts before heading out on any outdoor excursion. Still, it’s crucial if you are traveling somewhere with unpredictable or drastic weather changes. Even if you think you know what to expect from the climate where you will be camping, remember that weather is unpredictable and temperatures can change quickly in many parts of the world.

The environment in which we live does not always conform to our expectations. Be prepared if things don’t go as planned!

#9 Refresh Your Skills

After all, there’s no sense packing up a lot of gear if you’ve forgotten how to use it. Practice using your equipment in advance of your trip so that when the time comes, you know how everything works—and don’t have any surprises!

If need be, get skills advice from experts. If you’re going camping for the first time or need guidance on particular skills (like setting up a tent), consider seeking advice from someone who has done it before. Reach out to friends who are experienced campers, instructors at local sporting goods stores, or read guidebooks.

You may even find that they have some gear they’d be willing to lend you!

# 10 Last, But Not Least, Bring Something to Do at Night

This is one of the most important tips for making your next camping trip successful. Your family will thank you for it! Can we say game night or play music and sing around the campfire?!

Camping Conclusion

Camping is fun and a great way to get away from it all and experience the natural world. It’s also a great way to spend time with family and friends, learn about nature, and relax.

But don’t just head out into the woods without the right supplies! You’ll be much less likely to enjoy yourself if your tent springs a leak or your sleeping bag doesn’t keep you warm enough. If you don’t have enough food or water stored up in advance, those days of hiking through the scenic country will quickly become one long misery. And what’s more—if things go wrong on a camping trip, it could be unsafe for everyone involved!

The perfect camping trip is all about preparation. When you’re well prepared, enjoying yourself in nature and making memories with friends and family is easy. The only way to get started on your next camping adventure is by considering these tips!

7 Ways to Make Undeveloped Land More Valuable

Buying undeveloped land is a great way to invest in real estate, especially considering the potential for growth over time. The reasons for buying land vary from wanting to build a dream home to just planting trees to offset their carbon footprint. Others wish to partake in all the adventures undeveloped land can bring and grow crops. Whatever the case, all land buyers want their land to increase in value.

Therefore, you need to secure your investment by ensuring you are doing everything possible to increase its value down the road.

We’ve compiled seven ways that you can make your undeveloped land more valuable. Keep reading!

#1 Build on Your Land

One of the most effective ways to dramatically increase the value of your land is to build on it. It will shift from undeveloped land to developed land. However, the ROI will be significant if you have the money to invest.

You will reap the intrinsic value of the land due to its limited supply plus what you decide to build, whether it be a mansion, a tiny home, a small cabin in the woods, or a commercial building. Now you possess a structural value plus land value.

To add value, you can also build a barn, shed, or other structures.

#2 Do a Survey, Then Clean Up and Level the Land

If you don’t plan to build on the land, you should still survey the land. A surveyor will walk the property and identify any obstacles to development, such as trees, creeks, or houses nearby. They’ll also mark the boundaries of the land and its topography—whether it’s flat or hilly—and any easements or covenants that could affect what you can build on that land in the future.

Once you have this information from your surveyor, it’s time to get cleanup crews out there! Cleaning up undeveloped land is like cleaning up an attic: You can never tell what treasures are hiding behind boxes until they’re out where everyone can see them!

Removing brush piles will give potential buyers an idea of how large their building sites might be, while removing overgrowth lets them see what lies beyond those trees (and sometimes even helps reveal hidden ponds!).

#3 Ensure There is Access to the Property

It is essential to make sure there is access to the property. Sometimes this means installing an actual driveway that leads down from the road. However, this may not be easy for some landowners who don’t have enough space or live in areas where roads don’t exist. If you do have enough room and access isn’t an issue, installing a driveway would be beneficial. It provides more convenience for potential buyers: they won’t have to walk through muddy fields or climb over fences just to get onto your land!

Some undeveloped land, however, is considered landlocked. If this is the case, you will want to arrange an easement deal with the neighbors. This is commonplace with landlocked undeveloped land. This is a big deal to potential buyers to ensure they will not have a problem getting to the property.

#4 Maximize Utility Access for Potential Buyers

One way to do this is to buy land close to a power pole. They may not be the prettiest structures, but they indicate growth in the area. Additionally, selling the land increases the value since the new buyer can easily access electricity.

Another way is to go ahead and secure a water well and septic permit. To have a septic system installed, you will need to apply for a permit from your local county health department before you begin the construction of your home or business. Similarly, to install a water well on a property that does not already have one, you must apply for another permit from your local county or city office. The good news is: that these permits are easy to obtain!

Next is to get a percolation test. This means your buyers will be confident that a well can be installed and water will be produced, thus increasing the value.

#5 Lease the Land

If you’re looking for some passive income, lease the land.

Lease the land to a farmer, Let them use it for agriculture, and you can get rent. This works exceptionally well if the undeveloped land is next to farmland or if it’s close enough that they could build a barn on your property.

Lease the land to a developer. Suppose you have some perfect land for building houses but not yet zoned into residential areas  In that case, you might want to consider leasing it out as an opportunity for someone else who wants to make good use of this kind of space without having all their capital tied up in buying it outright just yet.

Lease the land to a business  If you have a commercial property available but don’t want any responsibility for maintaining what goes on there (or perhaps even if you do), consider leasing out those spaces instead of selling them outright  This way, everyone wins  You get money from somewhere other than selling real estate, and businesses can achieve what they need.

#6 Build a Fence

Fences can be made from wood, metal, or stone  Fences are used to keep animals in or out of an area. They’re also useful for keeping people out of your property—and sometimes vice versa!

A good fence can turn undeveloped land into a well-kept piece of property that’s attractive to buyers and improves the value of adjacent properties.

#7 Plant Grass, Trees, Gravel

Planting grass is a great way to improve the value of your undeveloped land.  Whether natural or artificial, it can help prevent weeds from growing and improve drainage.  It also serves as an excellent foundation for gravel driveways and pathways, which can be a good way to improve the look of undeveloped land

Gravel can keep weeds away while adding beauty to your property.

If the land has no trees at all, planting trees is appealing for various reasons  They can add privacy where none exists and it can be environmentally pleasing  All adding value.

We hope that we have given you some ideas for how to develop and make your undeveloped land more valuable  If you are in the market for undeveloped land, don’t be afraid to explore all options available and talk to local experts  It is a critical step to do all your due diligence on the land to understand its value.

Should I Invest in Land During an Economic Downturn or Recession?

You’re considering investing in land. You’ve heard that it’s a wise, long-term investment and offers you the opportunity to build wealth through appreciation. But is it smart during a financial downturn or recession? There are many different land investments and different reasons individuals choose to invest in land. But, no matter the type, they all have a fixed value.

And while we can’t precisely predict what will happen with the economy in the next few years or decades (even economists struggle with that!), we know that land is not volatile like other investments.

Follow along as we explore this topic!

Land is tangible.

Land is a tangible asset that will not be volatile or subject to inflation, currency fluctuations, or interest rate fluctuations. It’s not a security, a digital currency, or an intangible asset. Market downturns and short-term economic cycles cannot impact it.

It’s something that can be seen and touched. This makes it easier to understand as an investment and requires less trust in the people who manage it than investments like stocks or bonds would require.

As we saw this year, housing prices increased dramatically. In contrast, land prices have remained relatively stable. Land often has great appreciation value due to limited supply and growing demand for such properties due to population growth and retirement migration trends.  People want to move out of metropolitan areas toward less expensive rural areas where land values are relatively affordable for retirement living purposes.

Land is a real asset that can be used to generate income and converted into cash, unlike stocks or bonds, which are paper investments with no intrinsic value unless sold at the right time to someone willing to pay for them at their current price.

Land is long-term by nature.

You don’t need to worry about market fluctuations because land doesn’t change overnight—it takes years before you’ll see any substantial reward from your investment in this type of property (unless you decide to sell land for a living). If there’s one thing we’ve learned over time, things tend to even out when left alone long enough.

Land isn’t volatile like other investments such as stocks or bonds.

Land is a more stable asset than stocks or bonds, which fluctuate frequently based on market conditions outside your control (oil price, interest rates). In other words: if you buy land today, then find yourself unemployed tomorrow due to economic conditions outside your control—and everyone else around them, too—you might still be able to make money off what little income stream remains after paying back taxes owed on profits earned during better times! It won’t provide enough income for survival, but at least there’d still be something left over after being taxed twice.

Land investing can provide additional income.

Land investing can be a great way to diversify your portfolio. If you have a solid understanding of markets and an eye for good deals, there’s no doubt that land investing is an excellent way to earn money in the short-term and long-term.

Land investing can also be an excellent way to build passive income for yourself during hard times. You don’t need to maintain it once it’s bought and paid for; instead, you can sit back and put all your efforts into other projects without worrying about whether or not your land is making money.

This is a  chance to earn additional income while you sleep!

Conclusion

Land is a good investment because it is stable, tangible, low-risk, and has a long-term return. It can also provide additional income if you choose to turn a profit on it. Land investment has many benefits, especially during economic downturns when other investments may become volatile.

Desert Air Is Good for the Soul! Reasons You Need to Get Away to the Wide Open Space of Desert Land!

There is something about desert air that is good for the soul. It’s a chance to become one with the beauty and peace surrounding desert land.

The desert is more than just sand, tumbleweed, cacti, and extremely hot temperatures. There is charm and beauty everywhere you turn. It’s a way of life not found in the city.

Think 360-degree mountain views with skies that come alive at night!

Keep reading to find out more about desert life!

It’s a breath of fresh air…figuratively and literally!

While the temperatures in the desert are hot, you will be able to say bye-bye to the humidity that makes our hair frizz and our ability to breathe less fully.

With this lower humidity, you will lose the intense allergens like mold, pollen, and dust. We can breathe again!

You will breathe the cleanest, freshest air in the desert in Nevada. There are no pollution sources in the desert. No factories, no heavy car emissions or planes, no trains. Only the wind, sun, and rain provide the conditions for a truly pristine environment for your lungs to absorb. The air here is so fresh and clean you can taste it!

Views That Will Take Your Breath Away!

e24 land for sale elko county nevada

Now, this type of breath loss is a good thing! 😊 The desert also eliminates light pollution, translating into an incomprehensible night sky.

You will be able to see what a true night sky looks like – planets, ALLLL the stars, nebula, and a moon so bright, that flashlights aren’t always needed. The moon can be your guide.

The skies come alive in a way most only see in pictures on the internet. You will find many options to make stargazing your new hobby!

Then, there are the 360-degree mountain views. The sunsets and sunrises that come with them will make your mouth fall to the floor and make you want to become a photographer to capture the beauty. It’s a backdrop that never gets old.

Sunshine and then some more sunshine!

e24 land for sale elko nevada

By definition, the desert gets less than 10 inches of rain annually. This translates into more sun and happier, healthier days!

There is no shortage of Vitamin D here, and we all know that the sun makes us feel better and more energized!

Cookouts, camping, and the like will be met with good weather more often than not.

Outdoor Activities

e24 land for sale nevada

The Nevada desert area is a great place to go for an adventure. Whether you want to hike some trails, camp out under the stars or experience some of the best off-roading in America, there is a lot to do here!

If you’re interested in photography or bird watching, this is also the perfect place. The state has many different types of landscapes and weather conditions that will keep your creative juices flowing.

You’ll also find plenty of ghost towns nearby if you’re into history or archeology (and who isn’t?). How about a hot spring soak after exploring these abandoned towns?

Nevada is home to two active volcanoes: Mt. Potosi and Black Butte Volcano (which hasn’t erupted since 1580). If those aren’t enough excitement for you, you can always head north towards Yellowstone Park, where many other geysers are erupting daily (if they haven’t been turned off by now).

We have properties in Elko County, Nevada, where you will be met with the gorgeous and activity-filled Ruby Mountains, Elko Hot Hole, and plenty of arts and culture.

Fewer Bugs!

With low humidity comes fewer bugs! You can say goodbye to your mosquito control company and no longer need to douse yourself in Deet. Campfires and cookouts become easy!

No sandflies, or gnats, etc to worry with. You get to breathe in all that fresh air fully and even keep the windows open in your home without screens. Ahhhhh!

Low Maintenance Properties Leaves More Time for the Fun Stuff

e24 land for sale in nevada

Are you the type that loves to have a yard filled with plant life, but it’s too costly to keep them alive? Say hello to the cactus! Beauty plus extra low maintenance. And did you know that some varieties even have a bloom?!

Sell your mower and weed whacker. No more watering your lawn or pulling weeds, just the natural beauty of rock and cactus plants.

A Clear Head and Mind

Unplug, unplug, unplug. You will get a much-needed mental health break from all things chaotic. This is your time to break up with technology and use the surroundings for your entertainment!

Final Thoughts

In conclusion, the desert is a great place to rejuvenate your mind, body, and spirit. The cleanest, freshest air in the world can be found in Nevada’s deserts. There are so many things to do…the wide open spaces that stretch across the state for adventures you can only have here. Explore the ghost towns of Nevada.
